The Palma Sola Trace Villas Board and community extend our sincere appreciation to Steve Blocho for his dedicated service as Chairman of the Architectural Control Committee.
Steve brought extensive knowledge of the Villas documents and architectural standards to the position. His thoughtful leadership, careful review of homeowner requests, and willingness to work with residents helped ensure that ACC matters were handled fairly, consistently, and with the best interests of the community in mind.
Steve has given generously of his time and has set a very high standard for those who follow. His experience, dedication, and steady guidance will be greatly missed, and he will certainly be difficult to replace.

Volunteer Needed: ACC Chairperson
The Palma Sola Trace Villas HOA is seeking a resident to serve as Chairperson of the Architectural Control Committee (ACC).
The ACC plays an important role in helping preserve the attractive and consistent appearance of our neighborhood by reviewing homeowners’ requests for exterior changes and ensuring they comply with the Villas’ governing documents and ACC guidelines.
We would prefer a year-round resident who is familiar with the community and willing to work cooperatively with homeowners, committee members, management, and the Board of Directors. Familiarity with the ACC Manual and Villas governing documents would be helpful but is not required. Training, guidance, and support will be provided.
This is an excellent opportunity to become involved and make a meaningful contribution to the community. Anyone interested in learning more about the position is encouraged to contact the Villas Board or association management.
ABOUT
Palma Sola Trace follows a community-wide Architectural Standard established by the Master Association and documented in the Design Review Manual (DRM).
The Villas HOA maintains its own Architectural Control Committee (ACC) Standards, which are equal to or more restrictive than the Master DRM. These standards are outlined in the Villas ACC Manual and are tailored to the unique design, structural, and maintenance considerations of the villas neighborhood.
The Villas ACC reviews proposed exterior property changes to help ensure modifications are consistent with community standards, preserve neighborhood appearance, and comply with governing documents. The ACC’s role is to provide guidance, confirm compliance, and issue approvals when required before work begins.

Procedures and Guidelines
- ACC forms are obtained below, e-mail, ACC Member or by mail from C&S
- Homeowner completes and signs the form and delivers/e-mails to an ACC Member or e-mail to C&S with all required specifications and attachments.
- C&S or ACC Chairperson sends completed forms to the ACC Committee members.
- ACC Committee members review the request.
- The ACC Committee meets and votes to approve, request modifications or deny request.
- The ACC Committee Chair person delivers the approved or denied request to the homeowner and forwards a copy to C&S.
- Normally, ACC Meetings are held on the first Monday of each month at 11:30pm.

ACC Project Checklists
The Architectural Control Committee (ACC) has developed project checklists to assist in evaluating ACC applications before approval. Villa owners can use these checklists as a guide when planning projects and completing their ACC applications. This helps ensure that projects meet HOA guidelines and include all necessary information.

CONTRACTORS WITH PRIOR ACC WORK APPROVAL
For the convenience of Villa homeowners considering a project that requires ACC approval, the Villas ACC has compiled a list of contractors that have performed project work in the Villas Neighborhood.
The ACC has confirmed current Florida contractor licenses and insurance information for these contractors. There is no obligation for Villa homeowners to choose a contractor from this list; other contractors may be contacted and asked for a bid.
As part of the ACC Request for Architectural Approval process, the ACC will contact any contractor chosen by the homeowner, and not on the list, to verify their credentials.
Please Note:
Villa owners have their own dedicated Architectural Control Committee appointed by the Villas HOA Board of Directors.
The standards and guidelines used within the villas neighborhood conform with requirements in Florida Statute 720 and the Master Association Design Review Manual.
