Associations within the community
With three associations and a CDD providing services to the Palma Sola Trace Community, the reference information below provides basic information about each association along with a link to their website.
CDD >

The Palma Sola Trace Community Development District (“District”) is an independent local unit of, special-purpose government, created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, and established by Ordinance 2763, adopted of the City Council of the city of Bradenton, Florida which became effective on August 22nd, 2004.
The District currently encompasses approximately one hundred four (104.395) acres of land located entirely within Manatee County, Florida. As a local unit of special-purpose government, the District provides an alternative means for planning, financing, constructing, operating and maintaining various public improvements and community facilities within its jurisdiction.
The CDD is generally responsible for the ponds, street lights, bridge, perimeter wall and the emergency gates (individual and vehicle). If you have a street light that is out, check the light number on the pole and use the contact form on their website to notify them.
Master Association >

The Master Association establishes community-wide guidelines for all property owners within Palma Sola Trace. It is responsible for maintaining and operating shared community amenities and common areas, except for those specifically managed by the Community Development District (CDD).
This includes responsibility for the clubhouse, swimming pool, and common area landscaping, excluding landscaping within the villa and condominium neighborhoods, which are managed by their respective associations.
The Master Association does not perform building maintenance for single-family homes, villas, or condominiums. However, it administers governance and oversight for the single-family home neighborhood, including covenant enforcement and related administrative functions.

The Condo Association is responsible for the condo buildings and condo common areas/limited common areas such as balconies or drives appurtenant to the units and areas such as the trash compactor. The Condo Association is also responsible for landscaping in the condo areas. The trash compactor is for use only by Condo Residents.
Villas HOA >

The Villas Homeowners Association (HOA) is responsible for designated portions of villa building structures, landscaping within the villa neighborhood, and pest control services in accordance with the governing documents and adopted maintenance standards.
Association meetings are generally held on the third Thursday of each month at the clubhouse, unless otherwise noticed. Meeting dates, agendas, and updates are posted on the Villas website and distributed to owners as applicable.
Single Family Residences >

There is no separate Home Owners Association for single family homes, however they are administered by the Master Association. Fees are higher than master fees paid by other neighborhoods because landscaping is provided through the Master Association – no maintenance for homes/structures is provided for single family residences.

Water, Trash and sidewalk/road repair is the responsibility of the City of Bradenton.
Irrigation Water is provided by Manatee County.
Seabreeze Elementary school sits at the back gate of the neighborhood.
Blake Hospital, voted one of the top-100 hospitals in the US, is five minutes away.
For sports enthusiasts, the world-famous IMG Academies (Bollettieri Tennis and Leadbetter Golf) and Manatee County Golf Course are both minutes away.
