Summer Landscape Conditions Update

Recent warm temperatures, extended periods of sunshine, and limited rainfall may place additional stress on turf, shrubs, and landscape plantings throughout the Villas community.

While established landscaping remains generally resilient, areas with newer sod, recent plantings, or naturally drier conditions may show signs of heat stress, including browning, thinning, or temporary wilting.

BrightView and the landscape committee continues to monitor landscape conditions and irrigation performance to help maintain healthy turf and plant material during this warmer weather pattern. To support landscape health during the current dry conditions, irrigation schedules and run times have been adjusted where appropriate to provide additional coverage and improve moisture retention throughout the community.

Weather forecasts indicate continued above-average temperatures with limited rainfall expected in the coming weeks.

No action is required by homeowners at this time.

As always, the Landscape Committee and BrightView will continue monitoring landscape health, irrigation coverage, and seasonal conditions to maintain community standards and property values.

Understanding Chinch Bugs:

What They Are And How to Protect Your Lawn

Recently, our landscaping team received a report of chinch bug activity affecting areas of turf within our community. As part of our effort to keep residents informed and lawns healthy, we’re providing this PDF guide to help you understand what chinch bugs are, how they can damage your lawn, and what to expect in terms of treatment and sod replacement.

Villas Landscaping News

 Update
June 2026

The Landscape Committee and BrightView continue to evaluate and improve the overall health and appearance of the Villas community landscaping. Ongoing efforts include monitoring trees, plantings, irrigation systems, and sod conditions throughout the neighborhood.

Over the past several months, multiple pallets of sod have been installed in areas identified as requiring replacement or enhancement. BrightView and the Landscape Committee continue to monitor these areas to ensure proper establishment and long-term success.

Spring landscape enhancements have been completed throughout the Villas neighborhood, providing renewed color and improved curb appeal. In addition, several trees have been reviewed as part of the committee’s ongoing assessment of community landscaping. Three Christmas Palm trees have been identified for removal due to their condition and location within the landscape plan.

BrightView’s irrigation team continues to inspect and adjust irrigation coverage as needed to support both established and newly installed landscaping. Working closely with the Landscape Committee, BrightView remains committed to maintaining and improving the appearance of the Villas community.

The Landscape Committee and BrightView will continue identifying areas requiring special attention, including sod replacement, irrigation adjustments, trimming, and future landscape improvements, with the shared goal of keeping Palma Sola Trace a beautiful place to live.
